John Florian, as EVP of Hoffman & Associates, Provides the vision and led the Seaboard Station team for this transformative award‑winning mixed‑use development. Hoffman & Associates won the acquisition of the existing surface‑parked retail center from William Peace University due to their innovative design and program mix. Seaboard Station is a multi‑phased project featuring 576 apartments, 135,000 SF of street‑level retail, and a 149‑room hotel featuring the High Rail rooftop bar and restaurant. Carefully curated retail and innovative streetscape create an inviting, walkable urban environment.     JJ Henderson Senior Apartments – Durham, NC
JJ Henderson Senior Housing is a joint development between The Florian Companies, Durham Housing Authority, and CCInvest. The project is part of the award‑winning JJ Henderson Senior Housing campus, which includes the Joyce and Miracle League. The project includes the complete renovation of 177 residences for low-income seniors in a 9-story building with community amenity space in a desirable downtown location.     Union Station (RUS Bus) – Raleigh, NC
RUS Bus is a joint development between Hoffman & Associates and GO Triangle. John Florian served as Hoffman EVP and project team leader. The project integrates multiple modes of transportation horizontally and vertically, alongside retail, residential, and parking uses.
Due to private market conditions misaligning public and private funding, the delivery of public and private uses were separated. The team managed shared infrastructure, cost separation, federal contracting requirements, phased permitting, and phased occupancy.     140 West Franklin – Chapel Hill, NC
140 West Franklin, developed by John Florian and Bob Skinner with Ram Real Estate Services, is a mixed‑use project transforming a surface parking lot into 140 luxury condominiums, 28,000 SF of retail, 330 below‑grade parking spaces, and a public plaza. 18 units were sold to families earning 80% AMI via a partnership with Orange County Land Trust. Developed under a ground lease with the Town, which retained ownership of parking levels and public plaza. An urban adaptive-reuse and infill redevelopment featuring the conversion of 179 apartment units into individually-owned condominiums, along with five newly-built townhomes. The Florian Companies served as developer and operator, overseeing renovations, capital improvements, and the full sales and marketing program.
